Agudath Israel of west Rogers Park has purchased the former Marshall's Car Castle property at the corner of California and Pratt. The congregation, which has been meeting at K.I.N.S at California and North Shore, intends to build a new synagogue on the site of the former auto service station. Agudath Israel purchased the property in April for $820,000. The deed and mortgage were recorded with the Cook County Recorder of Deeds on June 2, 2009.
The property is currently zoned C1-1, Neighborhood Commercial District. The primary purpose of the C1 district is to accommodate a broad range of small-scale business, service and commercial uses. Construction of a synagogue will require a change in zoning or a special use permit. No application for a change in zoning has been filed, but it is likely that Ald. Stone, rather than the property owner, will make the application. Typically, Ald. Stone handles changes in zoning for religious institutions and other not-for-profit entities as aldermanic applications, thus saving the property owners the cost of applying for the change.
